Renovation & Remodeling FAQs

Timelines will vary based on the scope of your project. A typical Kitchen Remodel will take between 6 – 7 weeks, a Bathroom Remodel 4 – 6 weeks, and a typical basement 10 – 12 weeks.

First, we know how important family time is so we’ll never be in your space during evenings or weekends. Here’s what you can expect to happen when you decide to work with us.

  1. A team member will come to the house for an initial site visit to take accurate measurements and get a sense of your project goals.
  2. We’ll generate your estimate based on the square footage of the space and your renovation ideas. We’ll also take this time to thoroughly answer all of your questions to make sure you’re comfortable with all aspects of the project. We understand how important it is to trust your contractor.
  3. If you want to move forward we’ll finalize the quote after making detailed design decisions with you (flooring, cabinetry, paint, lighting, etc). We understand how stressful it can be to have initial and final cost estimates that vary significantly, so we aim to give as accurate an initial quote as possible.
  4. Once the contract is signed, Mode Built obtains all the necessary permits for the job.
  5. A start date is agreed upon, and Shaun and the team get to work! We work 8am to 5pm, and a home owner never has to be home while we are there, as we have an electronic lock on each front door.

Basement renovation costs can range significantly based on the size of the space, the number of rooms and the type of finishes (flooring, cabinetry, lighting, etc) the homeowner chooses. If you would like to generate extra income by converting your basement into a legal suite, we can help. Mode Built works closely with the City of Edmonton to obtain proper permits and build a suite to code so you can feel confident the job was done right. Mode Built is a trusted Edmonton basement suite contractor. At a high level, these would be some of the additional costs and requirements for developing you legal suite:

  • Secondary Access
  • Secondary Heating Source
  • Sound Proofing

Mode Built has a preferred network of professionals including Architects, Engineers, and Interior Designers that are fully aligned with our commitment to providing work at the highest level.

If you, however, have a professional that you would like to use that we are not currently networked with, we would happily bring them into the mix so long as they operate under that same core values and principles as our immediate team.

Our payment structure for a typical basement development is broken up into three payments:

  1. 20% upon project commencement
  2. 50% upon completion of Drywall
  3. 30% upon substantial completion of the project

Mode Built is licensed Prepaid Contractor, so rest assured you as the Homeowner are fully protected against your project not taking place due to contractor malfeasance.

Other development or remodel projects may have a slightly modified payment structure which would be specified in the contract prior to final sign off.

Once the selections for your project have been made, and a final contract has been signed, all materials for the project can be ordered. Depending on the materials selected, lead times can vary which would ultimately dictate the project schedule. In addition, most projects will also require permissions from your local municipality satisfied through the permitting process. Work onsite cannot begin until we have the final sign-off from your municipality which can take upwards of 6 weeks.

Before work commences on your project, a team from Mode Built will meet on site at your home to walk through all of the specific details of the project. It is during this visit that parking arrangements will be discussed (typically street parking for employees and Sub-Contractors). If you live in a neighborhood that requires parking permits, will we will require a copy for the duration of the project. Depending on the scope of the project, if significant demolition is required that would warrant the use of a roll-off garbage bin, this would ideally need to be parked on the driveway until that phase of the project is completed (typically a handful of days).

During the site orientation with the Mode Built Team, we will discuss all of the details pertaining to your home including access door, area’s that are off-limits, pet’s in the home and how to handle them appropriately, and so on.

Our team does what we can to minimize disruption and accommodate your family’s needs, including working set hours during the day and even scheduling loud work around the kids’ nap time (true story!)

Home renovations can be a stressful experience, so our team is focused on making the experience as positive as possible for you and your family.

As part of the project we provide both a mid-project clean and an end-of-project clean by a professional cleaning service. This cleaning is specific to the areas where work would be taking place.

This is a great question! We are passionate about communication and never want you to feel as though you’re alone on an island. As such, we recommend that all communication be directed through the office and we will ensure that your question is directed to the appropriate individual. Another alternative is the use of a Client and Project Management Portal where you will have access to all of the specifics pertaining to your project.

Yes. We are fully insured with a $5,000,000 Liability Policy. We are also fully covered by the Worker’s Compensation Board of Alberta. At Mode Built, we only use licensed tradespeople with WCB coverage.

In addition, we are also a Prepaid Contractor.

We have a two-year warranty on materials and labor that starts from the end of a project and covers defects in materials and/or the outcome of improper installation. However, by aligning ourselves from the start with high quality tradespeople and materials, we aim to significantly reduce any need for warranty service. All projects are built to Alberta Building Code only after the proper permits have been obtained.
